Start with the county appraisal district (CAD)
Every Texas property owner is recorded at the county appraisal district. Use the CAD for the property's county:
- ✓Collin CAD - Plano, Frisco, McKinney, Allen, Prosper, Celina
- ✓Dallas CAD - Dallas, Irving, Garland, Richardson, Mesquite, Cedar Hill
- ✓Tarrant CAD - Fort Worth, Arlington, Southlake, Grapevine, Mansfield
- ✓Denton CAD - Denton, Lewisville, Flower Mound, The Colony
Why the owner name matters
Cross-checking the owner is a fraud filter. If a rental listing says "owner-managed" but the deed shows a different last name, or the contact wants a wire transfer before you tour, that mismatch is a red flag. For a purchase, an owner that is an LLC formed weeks ago can signal a quick flip worth scrutinizing.
Reading LLC and trust ownership
Many DFW properties are held in LLCs or trusts - legal and common, but worth understanding. A recently-formed LLC that bought, lightly renovated, and relisted within months is a flip; ask what was actually updated and whether the work was permitted.
