Why we built this

DFW is one of the toughest U.S. metros to buy a property in remotely. Three flood-prone creek systems carve through Plano, Frisco, and McKinney; the 2015 Garland-Rowlett EF4 tornado and multiple billion-dollar hail events redrew insurance maps; Collin and Denton county appraisal districts split jurisdictions through individual subdivisions. The buyer who can't drive the parcel needs the data the listing leaves out.

We started RemotePropView in Dallas-Fort Worth in 2020 to bundle exactly that data into a single property page: FEMA Zone AE polygons overlaid on the parcel, NOAA tornado tracks and hail diameters within 10 miles, Collin/Dallas/Denton/Tarrant CAD owner records, multi-source price spread for fraud detection, individual elementary/middle/high school ratings by attendance zone, and drive-time isochrones to Legacy West, Las Colinas, and Downtown Dallas.

We are DFW-focused. Coverage spans 24 DFW cities today (Plano, Frisco, McKinney, Allen, Dallas, Fort Worth, Arlington, Irving, Garland, Grand Prairie, Denton, Carrollton, Richardson, Lewisville, Flower Mound, Mansfield, Grapevine, Southlake, Coppell, Keller, Midlothian, DeSoto, Red Oak, Cedar Hill). We do not claim coverage in Houston, Austin, or San Antonio yet - the data infrastructure for those metros is in place, but DFW is where the depth lives.

What we don't do

Where our data comes from

Every claim on a RemotePropView property page traces back to a primary or commercial data provider. We name the public-record sources transparently because they're auditable; we don't name our specific commercial partners for competitive reasons.

Public-record sources (cited by name on every relevant page)

  • FEMA National Flood Hazard Layer - flood zones, base flood elevations, floodways
  • NOAA Storm Events Database - tornado tracks, hail diameters, EF ratings
  • County Appraisal Districts - owner of record, assessed value, exemptions, parcel boundaries
  • HUD Fair Market Rent - rental price-sanity check by ZIP
  • FBI Uniform Crime Reporting - agency-level crime statistics
  • Texas Education Agency - school district performance and individual school ratings
  • U.S. Census Bureau - demographics, employment by sector, population

Commercial data partners (unnamed)

  • Multi-vendor real-estate data (listings, comparable sales, owner records, valuations)

Where a specific claim relies on commercial data, we surface a confidence indicator on the property page rather than the vendor name. We do not claim to be a substitute for a licensed Texas real-estate agent, a property inspector, or an attorney. Every guide makes our methodology and limitations explicit. How the Trust Score works

The TruVerified Trust Score on every property page is a multi-layer calculation combining:

  • County Record Match (30%) - does the listing's owner, sq ft, bed/bath, year built match the appraisal district?
  • Price Sanity (25%) - does the listing price fall within HUD FMR and our market-comp range, or is it suspiciously low?
  • Listing Consistency (20%) - multi-source check: same address, photos, owner across sources?
  • Data Source Quality (15%) - were the underlying sources fresh and authoritative?
  • AI Pattern Analysis (10%, Realtor+ only) - language analysis catches scam-listing phrasing, urgency tactics, wire-transfer red flags

Trust Score is recalculated per property on a 24-hour TTL or on demand from the property page. Free users see the headline grade; Realtor and TruReport tiers see the per-layer breakdown.

RemotePropView is built and maintained by a small editorial team based in Dallas. Our backgrounds span software engineering, real-estate market research, and Texas-specific public-records work.
