1. Flood zone and storm risk

Zillow shows a generic "flood factor" but not the actual FEMA flood zone or how close a property sits to a creek or 100-year floodplain. In DFW, two homes on the same street can carry very different flood-insurance requirements. Always check the FEMA zone before you offer.

2. Open code violations and permit history

Unpermitted additions, open code-enforcement cases, and a demolition watch list never appear on Zillow. A finished garage or added bathroom with no permit becomes your liability the day you close. DFW cities publish this in open-data portals - we pull it into the property report automatically.

3. Who actually owns it

Zillow hides the owner of record. The county appraisal district does not. Knowing whether the seller is the real owner, an LLC flipper, or a name that does not match the listing is the single fastest scam check there is.

4. The crime trend

Zillow removed its crime maps in 2024. A neighborhood is not "safe" or "unsafe" from one number - what matters is the direction over 3 years. You have to pull that from city crime data, not a real-estate listing.

5. The true monthly cost

Zillow estimates principal and interest. It does not bundle the real DFW property-tax bill (often 2.1 to 2.7 percent), HOA dues, and insurance that hail-prone North Texas commands. The honest monthly number is frequently hundreds more than the Zillow estimate.

6. Whether the listing itself is a scam

Zillow does not verify that a listing is legitimate. Reverse-image-stolen photos, below-market bait pricing, and wire-before-you-tour pressure all sail through. A listing needs an independent fraud check, especially for rentals.

7. Cross-source price sanity

A single Zestimate is one model. When the price disagrees sharply across the MLS, public records, and rental comps, that spread is a signal - and Zillow shows you only its own number.
