What Is the ACC?
The Architectural Control Committee (ACC) is a subcommittee of your HOA board. In Texas, most deed-restricted subdivisions require homeowners to get ACC approval before making exterior changes. The rules are in your CC&Rs (Covenants, Conditions & Restrictions).
- ✓Common modifications requiring ACC: fences, paint colors, roofing, landscaping, pools, solar panels, sheds
- ✓Typically NOT required: interior renovations, window treatments, seasonal decorations
How to Submit and What to Expect
Most DFW HOAs use an online portal or paper form:
- ✓Submit: description of work, materials, colors (provide paint chip codes), contractor info, timeline
- ✓Timeline: Texas law (Property Code §209.00505) requires HOAs to respond within 60 days; many respond in 2-3 weeks
- ✓Denial: must be in writing with specific reasons; you can appeal to the full board
