Verify well + septic feasibility
Most rural Collin County parcels sit outside city water/sewer service. You need:
- ✓Soil percolation test (perc test) for septic - typically $400-700
- ✓Well-driller estimate based on neighboring well depths (Texas Water Development Board has free public records)
- ✓Confirm water table and aquifer (Trinity vs Woodbine matters for flow rate)
Confirm ag exemption status (it survives transfer if used continuously)
Ag exemption can drop annual property tax from ~$8,000 to ~$200 on a 10-acre parcel. To preserve it post-purchase you must continue qualifying use (typically grazing or hay production). Pull the current ag-use status from Collin CAD before you close.
Check for MUD or PID overlay
Municipal Utility Districts (MUD) and Public Improvement Districts (PID) layer additional taxes on top of standard county/city. New developments around Celina, Prosper, and northeast McKinney are heavily MUD-overlayed. The Texas Property Code requires MUD disclosure - but it is often missed in private land transactions.
Pull the floodway line, not just the flood zone
Floodway is the high-velocity channel inside an AE zone. Building inside a floodway requires no-rise certification. If your build plan touches a floodway, you may not be able to construct what you envision.
