The five checks that matter most
Run these on any complex before you sign:
- ✓City code violations - Dallas, Plano, Fort Worth and Arlington publish enforcement records online. Open violations are a red flag.
- ✓Recent renter reports - look for clusters (5+) of the same complaint in the last 6 months, not one-off reviews.
- ✓The real monthly cost - add valet trash, amenity, pest, insurance, and parking fees to the headline rent.
- ✓The lease itself - arbitration, auto-renewal, reletting fee, and the repair-duty clause (it cannot legally be waived, Sec. 92.006).
- ✓The specific unit - tour the actual unit, check for pests and water damage, and gauge how fast the office responds.

Beyond Google reviews, renters trade honest experiences on local subreddits (r/Dallas, r/FortWorth, r/Frisco, r/dfw) and apartment review sites. Search the exact complex name plus "roach," "fees," or "deposit" to find the unfiltered version.
