The mortgage reality on H-1B
Most major lenders treat an H-1B borrower like any other qualified buyer: valid visa, steady US income and employment, credit history, and a down payment. The common friction points are a thinner US credit file for recent arrivals and documentation of visa status - both manageable. You do not need to be a permanent resident to get a conventional mortgage.
Risk and timing considerations
Things worth thinking through before you buy:
- ✓How long until you expect a green card, and how does that affect how long you plan to stay in the home
- ✓Your exit plan if your role or status changes - would you sell or rent it out
- ✓Whether to buy now vs rent another year in a high-price, competitive market
- ✓Property taxes in DFW are high (often 2.1-2.7%) and MUD/PID districts in newer Frisco communities add to the monthly cost
Vet the home remotely
Many H-1B buyers purchase before relocating, so the data matters more than the tour. Check the exact tax rate, flood zone, school assignment, and ownership/permit history for the address - and if you are renting first, verify the listing and contact for scams before you wire anything.
