Where DFW flood risk concentrates
Most DFW flood risk follows the rivers and creeks:
- ✓Trinity River and its forks - Irving, Grand Prairie, south Dallas, parts of Fort Worth
- ✓Elm Fork - Carrollton and Lewisville
- ✓White Rock Creek - East Dallas and Garland; Rowlett Creek - Garland and Sachse
- ✓Village Creek - southeast Fort Worth and Arlington
The cost the lower price is hiding
FEMA Zone A (and similar high-risk zones) means a roughly 1% annual chance of flooding - the "100-year floodplain." If you finance, the lender will require flood insurance, which in DFW for 2026 runs anywhere from about $143 to $2,769 a year depending on elevation and foundation. Add resale friction (the next buyer faces the same insurance), and the discount can evaporate. Sometimes it is still worth it - a home just outside the mapped zone, or one elevated above base flood elevation, can be genuine value.

Two homes on the same street can be in different flood zones. Do not rely on a listing - check the FEMA flood zone for the precise address, and factor the insurance quote into the true monthly cost before you decide the cheaper home is actually cheaper.
