Frisco corridors with AE polygons
These are the AE-heavy waterways:
- ✓Stewart Creek: central/north Frisco. Affects parts of Plantation Resort, Newman Village, and older central neighborhoods.
- ✓Doe Branch: west Frisco, runs through several master-planned developments.
- ✓Panther Creek: northwest Frisco, narrow AE strips.
Engineered fill and LOMA letters
Many post-2015 Frisco subdivisions filed Letter of Map Amendment (LOMA) requests after grading - which removed individual parcels from AE even though the floodway is feet away. The seller may not mention this. Pull the polygon and check whether the parcel sits inside or outside.
Frisco vs Plano vs McKinney flood comparison
Frisco has more AE corridor exposure than Plano per square mile, mostly because of Stewart Creek. McKinney's Wilson Creek system is even more aggressive. Plano has the least AE coverage of the three. This translates directly into homeowner insurance premium differences across the three cities.
