Where country living is still within reach

- ✓North: Celina outskirts, Prosper edges, Aubrey, Pilot Point, Denton county exurbs
- ✓East: Royse City, Caddo Mills, Farmersville, Greenville direction
- ✓Southeast/South: Waxahachie, Midlothian, Ennis, Red Oak fringe
- ✓West: Springtown, Weatherford, Parker county - established acreage country
Rural due diligence is different
On land, the house is the easy part. What actually matters: is there a working well or is it on a co-op/rural water supply; septic system condition and capacity; the FEMA flood zone (creek-adjacent acreage floods); legal access (a recorded easement vs a handshake road); ag/wildlife tax exemption status; and utilities (gas, electric, and broadband - often the dealbreaker). Missing any of these can cost far more than the price difference that drew you out there.
