How to run a property search
Address, filters, what each section of the report means, and the hidden costs we surface.

The fastest way: address search
- Click Search in the top nav, or use the home page search box.
- Type the full address:
1234 Main St, Plano, TX 75093. - If we find a unique match, you go straight to the property report.
- If multiple addresses match (common with apartment buildings), you pick from a list first.
We support every DFW county: Dallas, Tarrant, Collin, Denton, Rockwall, Kaufman, Ellis, Johnson, Parker, Hood, Wise, Hunt, and Somervell.
Search by filter (browse mode)
If you do not have a specific address yet, use the filter panel on the left of the search page:
- Property type: house, apartment, land, commercial. Land searches automatically swap to the land cost calculator on the report page.
- City: type any DFW city. Autocomplete shows the closest matches.
- Price range: tight ranges (under $50k spread) work best for distinguishing homes from comps.
- Beds / baths / sqft: range filters. Leave blank to see everything.
What each section of the property report means
Overview
Address, photos, owner of record per the county appraisal district, last verified sale price and date, year built, lot size in square feet and acres. If something here looks wrong, that is a signal to dig deeper. We flag owner-of-record mismatches with the listing agent automatically.
Estimated value range
We show a low / mid / high estimate with a confidence label. The mid is not a single Zestimate-style number, because real value is a range, not a guess. Higher tiers (Realtor and TruReport) see more sources blended in, which usually narrows the range.
True monthly cost
Includes principal + interest at current rates, county and city property tax, homeowner insurance estimate, HOA if applicable, and utilities baseline pulled from HUD Fair Market Rent for that ZIP. This is the number most listing sites do not show, and it is usually 30 to 40 percent higher than the principal + interest a mortgage calculator gives you.
Neighborhood
- Schools: rating per the Texas Education Agency accountability system.
- Safety score: derived from FBI UCR crime data for the city, normalized 1 to 10.
- Walk score: 0 (car-dependent) to 100 (walkable).
- Transit access: DART, TRE, or TEXRail proximity.
Risks
Flood zone (FEMA NFHL), historical storm events (NOAA SPC), expansive-soil class (USGS), and distance to known scam clusters (our internal database from Spot It reports). If any of these is severe, we surface it as a red banner on the report.
Comparable sales
3 to 5 nearby recent sales with verified sale prices from the county clerk records. Comps are real, not modeled. If we cannot find 3 verified comps within the standard radius, we say so explicitly.
Hidden costs we surface (most other sites hide)
- Tolls on common commutes, calculated from your work location during the City Finder quiz.
- HOA fee and what it actually covers.
- City + county tax delta. Some DFW cities differ by $300+/mo on the same purchase price.
- Utilities baseline, not just the home price.

What we will not do
We never invent a number. If a county clerk has not posted the latest deed, we say "not yet available." If a school just opened and TEA has not rated it, we show "no rating yet" instead of a placeholder. The real-data rule is enforced by per-category contracts in our codebase.
